What is guaranteed rent?
Guaranteed rent is a long-term commercial lease where Zerida pays you a fixed rent every month on the same date, whether your property has empty rooms or is full. We take on management of the property, including tenant vetting, maintenance, housekeeping and compliance.
Is guaranteed rent the same as rent-to-rent?
They are closely related. In both, an operator leases your property and lets the rooms to tenants. Guaranteed rent is the term most landlords search for. The important differences between providers are the length of the lease, who pays for refurbishment, and who carries the void and arrears risk.
Which areas of London do you cover?
We focus on Greater London boroughs, especially houses with 3 to 6 bedrooms near transport links. Each borough has its own page covering local licensing rules. Contact us with your postcode and we will confirm coverage for your street.

What you receive and what you pay.
How much guaranteed rent will I get?
Your figure depends on location, size, layout and condition. Our calculator gives an indicative range from the rent your property could achieve on the open market. Cyrus then visits in person and gives you a firm written monthly figure within 48 hours of the visit.
Do I pay any fees or refurbishment costs?
No. You pay no agency commission, no management fee and no refurbishment costs. Light refurbishment, decoration, furniture and styling needed to prepare the house are paid for by Zerida.
What happens if rooms sit empty?
You still receive your agreed rent in full on the scheduled date. Void periods and tenant turnover are Zerida's financial risk, not yours.

What if a tenant damages the property?
Zerida is responsible for maintaining the property and putting right tenant damage. We carry out regular inspections and housekeeping, and return the property in good condition at the end of the lease.
How long is the lease?
We typically agree multi-year commercial leases of 3 to 5 years, which gives you long-term certainty. Exact terms, including notice periods, are set out in the written lease before you sign.
Does guaranteed rent affect my mortgage or building insurance?
Yes, you must tell your buy-to-let lender and your buildings insurer that you are letting to a company on a commercial lease. Many lenders consent for compliant operators. We provide documentation and guidance on what to ask them.

How does the Renters' Rights Act affect guaranteed rent?
Because Zerida leases your property on a commercial lease rather than an assured shorthold tenancy, the day-to-day tenancy obligations sit with us as the operator. Zerida manages tenant agreements, deposits and legal notices in line with the Act, which came into force on 1 May 2026.
Do I need an HMO licence?
A shared house often does. The rules depend on the borough and on how many people live there, and many London boroughs run additional or selective licensing on top of the national mandatory scheme.
