Guaranteed rent means we lease your property on a long-term agreement and pay you a fixed rent every month on the same date, whether rooms are occupied or not. You get a predictable income with no voids and no tenant risk.

We take on the property using a commercial lease rather than a standard tenancy agreement. This allows us to manage the property, sublet rooms to professional tenants, and take on the day-to-day responsibilities.

Our service is comprehensive. It includes finding and vetting tenants, dealing with all repairs and maintenance, ensuring compliance is up to date, regular housekeeping, and garden maintenance.

    Shared houses need the right licence in most London boroughs. If an operator gets it wrong, councils can issue penalties and the owner can be drawn in.

    We identify which licence applies to your house, apply for it and keep it current for the length of the lease. Gas, electrical, EPC and smoke and CO alarm checks are part of the service. As the owner you keep some legal responsibilities, so ask any operator to show you the licence.
