Rental demand and transport in Bexley
Demand comes from commuters who want a National Rail journey of 30 to 40 minutes to central London at lower rents than inner south-east London, and from hospital and council staff based locally.
Transport and employers: Southeastern rail from Bexleyheath, Barnehurst, Welling, Sidcup and Albany Park to London Bridge, Cannon Street and Charing Cross; Elizabeth line and Southeastern from Abbey Wood; Southeastern from Erith and Belvedere. Queen Mary's Hospital in Sidcup is a local employer.
What we look for in Bexley
We take houses with three to six bedrooms within a short walk of a rail station. Bexleyheath, Welling, Sidcup, Barnehurst and Abbey Wood are the strongest, because tenants can reach central London in 30 to 40 minutes. We pay for the refurbishment ourselves.
Licensing in practice
A house with up to four sharers does not need an additional licence, and only Belvedere ward has selective licensing. Houses with five or more people in two or more households still need a mandatory HMO licence. We check which applies to your address before we sign and deal with the application where one is needed. The council’s property licensing guide lists the current schemes.
Streets and neighbourhoods we look at in Bexley
Bexleyheath and Welling
Bexleyheath’s centre is The Broadway, with the Broadway Shopping Centre and fast Southeastern trains from Bexleyheath and Barnehurst stations. Danson Park lies between Bexleyheath and Welling. Welling High Street and the roads around Welling station have a large stock of three and four bedroom 1930s houses that are well suited to shared living.
Sidcup and Albany Park
Sidcup High Street and the streets around Sidcup station, including those leading towards Frognal Avenue and Queen Mary’s Hospital, attract hospital staff and commuters. Albany Park and Bexley, on the same line, offer similar houses with good rail links to London Bridge, Cannon Street and Charing Cross.
Abbey Wood and Erith
Abbey Wood is on the Elizabeth line, near Harrow Manorway, and the new journey times to Canary Wharf and the West End have raised demand for rooms. Erith and Belvedere, further east, have a lower rent level, but Belvedere ward has selective licensing that applies to private lets, so check before you let there.
Crayford and Barnehurst
Crayford has houses close to its station on the Dartford loop line, and Barnehurst has quiet residential roads on the Bexleyheath line. Both are cheaper than the inner boroughs and have enough three to five bedroom houses for sharers.
Many houses in Bexley are owned by landlords who bought them for the rail links and the lower prices. Because rooms in Welling, Bexleyheath and Sidcup are easy to fill, a fixed rent paid whether the rooms are occupied or not is a straightforward alternative to managing the house yourself.
What this means for a landlord
