What we look for in Barnet
We look for three to six bedroom houses close to the Northern line or Thameslink. Edgware, Burnt Oak, Colindale, Hendon, Finchley Central and Mill Hill Broadway are the stations our tenants ask for. We pay for refurbishment and furnishing, so the house is ready to let without spend from you.
Licensing in practice
Barnet’s rules changed in 2022 and are still changing as selective licensing rolls out ward by ward. For houses we lease, we check the current position, apply for any licence needed and keep it in force. The council’s HMO licensing page is the source we check, and we re-check it before signing any lease.
Streets and neighbourhoods we look at in Barnet
Edgware, Burnt Oak and Colindale
Edgware, around Station Road and the Broadwalk Shopping Centre, is the end of the Northern line’s Edgware branch. Burnt Oak, along Watling Avenue, and Colindale, around Colindale Avenue and the RAF Museum, are on the same line, with a mix of inter-war houses and new apartment blocks. Selective licensing started in Burnt Oak and Colindale first, so check it carefully there.
Hendon and Golders Green
Hendon Central is on the Northern line, and Hendon is home to Middlesex University on The Burroughs, which brings staff and postgraduate demand for rooms. Golders Green, at the foot of Finchley Road, is one of the best connected parts of the borough, and houses there let quickly.
Finchley and Mill Hill
Finchley Central, on Ballards Lane, has Northern line trains, and Church End and West Finchley have wide streets of larger houses. Mill Hill, around Mill Hill Broadway and The Ridgeway, has Thameslink services and some of the borough’s biggest detached and semi-detached houses.
High Barnet and Whetstone
At the northern end of the Northern line, High Barnet and Whetstone have quieter streets. Barnet Hospital, on Wellhouse Lane, is a major employer, so rooms near High Barnet station are popular with healthcare staff.
Barnet is the largest borough in north London by population, and its detached and semi-detached houses are among the biggest we see. We look at each house on its layout, its distance from a Northern line or Thameslink station and its licensing position, and we give you a written figure after visiting.
What this means for a landlord
Barnet’s selective licensing is being introduced ward by ward, so the position can differ between neighbouring streets. Tell us your postcode and we will check the current rules before we agree a written guaranteed rent figure.
