Demand comes from hospital and public-sector staff, commuters using the Piccadilly line and Overground, and tenants priced out of Haringey and Islington.

What we look for in Enfield
We look for three to six bedroom houses near Southgate, Oakwood, Palmers Green, Winchmore Hill, Enfield Town and Edmonton. Tenants want a short walk to a station and a house with enough living space for four or five people to share without crowding. We pay for the refurbishment and furnishing.
Licensing in practice
Enfield now licenses most of its private rented stock. A house with three or more sharers needs an additional or mandatory licence, and a single-family let in one of the selective wards needs a selective licence from 1 September 2026. Streets and neighbourhoods we look at in Enfield
Enfield Town and Southgate
Enfield Town, around Church Street and the Palace Gardens shopping centre, has trains to Liverpool Street. Southgate, around Southgate Circus, is on the Piccadilly line, and its listed station was designed by Charles Holden. Larger inter-war houses in the roads around either station can suit four to six sharers.
Palmers Green and Winchmore Hill
Palmers Green, along Green Lanes, and Winchmore Hill have wide residential streets of Edwardian and 1930s houses served by Great Northern trains to Moorgate and King’s Cross. These are among the more popular areas for professionals who want a quieter place that is still within about 25 minutes of central London.
Edmonton, Ponders End and the hospital
Edmonton Green, with its shopping centre, and the roads towards Ponders End have many family houses. North Middlesex University Hospital, on Sterling Way, is one of the borough’s largest employers, so rooms within reach of Silver Street or Edmonton Green are in steady demand from NHS staff.
Oakwood, Cockfosters and Trent Park
At the northern end of the Piccadilly line, Oakwood and Cockfosters border the green belt and Trent Park. Houses here are larger, so they suit a smaller group of professionals who want more space and a quieter setting.
Enfield stretches from the Piccadilly line to the Hertfordshire border, and rents vary a long way across it. We assess each house by its street, its walk to a station and its layout, and we confirm the licence position first, because the rules have changed twice in the last year.
