What we look for in Waltham Forest
We look for three to six bedroom houses within a short walk of Walthamstow Central, Blackhorse Road, Leyton, Leytonstone or an Overground station. Walthamstow Village, Leyton and Leytonstone are the strongest for room-by-room lets, and parts of Highams Park and Wood Street also work. We pay for refurbishment and furnishing.
Licensing in practice
A shared house here almost always needs a licence of some kind. We find out which one applies before signing, apply for it and keep it in force while we lease the property. The council describes each scheme on its property licensing page, and you can compare your address with the ward list there.
Streets and neighbourhoods we look at in Waltham Forest
Walthamstow Village and Central
Walthamstow Village, around Orford Road and Church Hill, is known for its Georgian and Victorian cottages and independent shops. Walthamstow Central, at the end of the Victoria line, is beside the High Street market, one of the longest street markets in Europe. Houses within a ten minute walk of the station are the easiest in the borough to let.
Blackhorse Road and Leyton
Blackhorse Road has the Victoria line and an Overground station, with the Blackhorse Lane creative quarter close by. Leyton, along the High Road and around Francis Road, has long rows of Victorian terraces and is served by the Central line, which makes it popular with people who work in Stratford, the City or the West End.
Leytonstone and Whipps Cross
Leytonstone High Road has Central line and Overground stations and a good range of cafes and restaurants. Whipps Cross Hospital, on Whipps Cross Road, is a major local employer, so rooms within reach of Leytonstone are popular with healthcare staff.
Highams Park and Chingford
In the north of the borough, Highams Park, around Handsworth Avenue, and Chingford have leafier streets and larger houses, with Overground services to Liverpool Street. Two northern wards, Hatch Lane and Endlebury, are outside the selective licensing scheme, so the rules differ there.
Rooms in Walthamstow, Leyton and Leytonstone are in steady demand, but the borough has some of the strictest licensing in London. Owners who would rather not deal with the council themselves can lease the house to us, and we hold the licence and manage the tenants for the length of the lease.
What this means for a landlord
Waltham Forest licenses even small shared houses, so licensing is the first thing to settle. Give us your postcode and we will confirm which scheme covers your street and what guaranteed rent we can offer.
