We visit and send your guaranteed rent figure
We arrange a visit to see the property in person. Within 48 hours we send you a written guaranteed rent figure. There is no charge for the visit or the quote, and the figure is the rent you will receive.

Step 3
We agree a lease and refurbish at our cost
If you are happy with the figure, we draw up a commercial lease. This is a business-to-business lease, not a tenancy. We then carry out any needed refurbishment at our own cost, with fitted furniture, fresh decoration and quality bedding to prepare the rooms.

Step 4
You get paid every month. We handle everything.
From the first rent payment we manage tenants, repairs, maintenance, compliance, cleaning and garden upkeep. You receive your guaranteed rent on the same date every month. If you have a question, you call Cyrus directly.

Do I need to be there for the visit?

What if my property needs work?
