Rental demand and transport in Redbridge
Demand comes from hospital and care staff, people working in Ilford town centre and Canary Wharf-bound commuters who use the Elizabeth line from Ilford or Seven Kings.
Transport and employers: Elizabeth line at Ilford, Seven Kings, Goodmayes and Chadwell Heath; Central line at Redbridge, Gants Hill, Newbury Park, Barkingside, Fairlop, Hainault, Snaresbrook, South Woodford and Wanstead. King George Hospital in Goodmayes is a large local employer.
What we look for in Redbridge
We look for three to six bedroom houses within a short walk of an Elizabeth line or Central line station. Ilford, Seven Kings, Goodmayes, Gants Hill, Newbury Park and South Woodford all work. Rooms on these streets let well to professionals who want a direct train into central London or Docklands. We pay for light refurbishment and furnishing ourselves.
Licensing in practice
Redbridge is one of the most fully licensed boroughs. For each house we identify the scheme that applies, apply for the licence and keep it current. The council sets out each scheme on its licensing page.
Streets and neighbourhoods we look at in Redbridge
Ilford and Seven Kings
Ilford is the borough’s busiest centre, around the High Road, Ilford Lane and Cranbrook Road, with Ilford Exchange shopping centre beside the station. Seven Kings and Goodmayes, further east on the Elizabeth line, have long streets of Victorian and Edwardian terraces. Houses of three to five bedrooms close to either station are some of the easiest we can let.
Gants Hill, Barkingside and Newbury Park
Gants Hill is built around its roundabout, with a Central line station whose concourse was designed in the style of the Moscow metro. Newbury Park and Barkingside, on the same line, have 1930s semi-detached houses that tenants like for the quick journey into central London.
South Woodford and Wanstead
South Woodford, around George Lane, and Wanstead, near Wanstead Park and the edge of Epping Forest, are leafier and more expensive. Larger houses here suit professionals who want green space and a Central line station close by.
Goodmayes and the hospital
King George Hospital on Barley Lane, Goodmayes, is one of the borough’s largest employers. Rooms within walking distance of Goodmayes station are popular with healthcare workers who want a short commute.
Because Redbridge’s schemes overlap, a house in Seven Kings and one in Wanstead can face different licence requirements. Landlords who have inherited a house, or who live abroad, often find it easier to let one company handle the licence, the tenants and the repairs in return for a fixed rent.
