This policy explains what personal data Zerida Properties Ltd collects through this website and in dealing with landlords and tenants, why we use it, who we share it with, how long we keep it, and what rights you have.

2. What personal data we collect
- When you request a valuation or send an enquiry: your name, telephone number, property postcode, number of bedrooms, an email address if you choose to give one (it is optional and used only to send you a confirmation), and, if you used our calculator, the market rent you entered and the borough or page you came from.
- When you contact us by telephone, email or WhatsApp: your contact details, the content of your messages, and the telephone number or WhatsApp account you use.
- If you become a landlord or tenant with us: identity, contact and property details, payment details, and records we must keep under housing, tax and anti-money-laundering law.
- Technical data: our hosting provider may log your IP address, browser type and the pages requested, for security and reliability.
- Cookies and similar technologies: see our cookie policy. Analytics and marketing cookies are used only if you accept them.
We do not knowingly collect data about children, and our services are not aimed at anyone under 18.
3. Why we use it and our lawful basis

Where we rely on legitimate interests, we have considered whether they are outweighed by your rights and concluded they are not. You can ask us for details of that assessment.
4. Marketing
We will not send you marketing emails, texts or WhatsApp messages unless you ask us to. When you request a valuation we will contact you about that request only. You can opt out of any marketing at any time by telling us or using the unsubscribe link.
5. Who we share your data with
We do not sell your personal data. We share it only with:
- service providers that act on our instructions, such as website hosting and security (Cloudflare), Resend, which delivers the emails our forms send to us and the confirmation email to you if you give an email address, messaging tools (including WhatsApp, provided by Meta), customer-record and workflow tools, and IT support;
- analytics and advertising providers, only if you accept the relevant cookies;
- professional advisers such as accountants, solicitors and insurers;
- local authorities, regulators, law enforcement and other bodies where the law requires or permits it, for example HMO licensing and safety checks;
- a buyer or successor, if the business is ever sold, subject to the same protections.
6. International transfers
Some of our providers may process data outside the United Kingdom. Where they do, we make sure a lawful transfer mechanism is in place, such as a UK adequacy decision or the UK International Data Transfer Agreement or Addendum.
7. How long we keep your data
- Enquiries that do not lead to a contract: up to 12 months from your last contact, then deleted.
- Landlords and tenants: for the length of the lease and then up to 6 years, which covers the period in which legal claims can be brought and our tax and accounting duties.
- Marketing preferences: until you withdraw consent, plus a short record that you did so.
- Cookie choices: up to 6 months, after which we ask you again.
8. Your rights
Under UK data protection law you have the right to:
- be told how your data is used, and to access a copy of it;
- have inaccurate data corrected and incomplete data completed;
- have your data erased in certain circumstances;
- restrict how we use your data in certain circumstances;
- receive data you gave us in a portable format where we process it by consent or contract;
- object to processing based on legitimate interests, and to any direct marketing, which we will always stop;
- withdraw consent at any time, without affecting what we did before you withdrew.
To use any of these rights, email info@zeridaproperties.co.uk. We will reply within one month and will not charge a fee unless a request is clearly unfounded or excessive. We may ask you to prove your identity first. We do not make decisions about you using solely automated processing.
9. Complaints
If you are unhappy with how we have handled your data, please tell us first so we can put it right. You also have the right to complain to the Information Commissioner's Office at ico.org.uk/make-a-complaint or on 0303 123 1113.
10. Security
We use appropriate technical and organisational measures to protect your data, including encrypted connections, access controls and limiting data to those who need it. No method of transmission over the internet is completely secure, so we cannot guarantee absolute security.
11. Changes to this policy
We will update this page if our practices change and show the date at the top. Significant changes will be highlighted on the site.
